Survey:

Site Visit:

An MTH consultant will accompany you on a visit to a property to assure perfect communication and to ensure you are shown everything and that you get the right answers to all your questions. Ask for a quotation for an accompanied visit now, It will definitely save you money and unnecessary return visits.

Negotiation:

Depending on our appraisal of the real worth of the property, we can negotiate a favourable purchase price on your behalf. The saving is of course always far greater than our fee for this service.

Documentation & Due Diligence:

MTH will verify all the documentation that has been provided by the vendor, including plans, title deeds, builder's warranty and manufacturers' guarantees for materials and for built-in equipment.

Conveyancing & Property Transfer:

Conveyancing as such does not exist in Thailand. A property sale can easily be carried out privately by the contracting parties. The transfer of ownership is a simple procedure at the province Land Office and does not requite a lawyer. You can do this yourself or we can take care of for you for a small fee. Don't hestate to ask us for free advice and a quotation for the relevant service.

Land purchase:

Generally, foreigners are not permitted to own land in Thailand unless they are intending to invest many millions of baht for business purposes. There are however, several inexpensive solutions for legally obtaining secure, virtual ownership. With the exception of a usufruct, all methods need a legal service at some stage. We will advise you free of charge on the best solution for your personal situation, and recommend our trusted associate law firm in your area.
