Living advantages
Just a few of the huge advantages of living in style on a new development!
Choose your style
On new estates under construction you can choose the interior and exterior styles and decoration - roof, floor and wall tiles, windows, doors - and the layout and equipment for kitchens and bathrooms.
Design
Experienced architects have designed houses along Western lines and comfort to cater for singles, couples, families and retirees.
Essential Services
Electricity, mains water, waste, and regular garbage collections are always provided as standard. Very often, the houses are already pre-wired for telephone, cable TV and broadband internet.
Security
A high level of security including an attractively styled entrance with gatehouse and 24 hour guard, street lighting, perimeter wall and night patrols.
Amenities
Developments often have a convenience store, a swimming pool, a park, a childrens' play area, a laundry, maid and garden services, and maybe even a crèche.
Cost Saving
With the very low co-ownership service charges, great savings can be realised in individual security for each house or not needing your own pool.
Neighbourhood
A housing development can provide a much greater sense of community spirit than a condo or an isolated house. The Western occupancy is high, sometimes as much as 80 per cent. Thai neighbours are from upper middle class echelons and enjoy the modern style of living.
Location
Housing etates are always on the edge of town and set well away from the noise of traffic. They have direct access to major roads, schools and shopping centres, particularly the modern malls such as Big C, Carrefour and Tesco-Lotus.
Prices
UK house prices are dictated by demand and rampant speculation, in Thailand they reflect the actual building costs and you get what you pay for. You can get a superb single storey 3-bedroom home with its land for as little as1.5 million baht - that's less than $45,000, and from around $90,000 you could be in a paradise you may not be able to afford back home.
Quality
Modern Thai houses are of course solidly built, and they all look nice, but there are many grades of structure, finish and function which can influence the final selling price. Big and cheap, or small and luxurious, again you get what you pay for.
Purchasing
Prices often include a pre-drawn bill of sale, deeds and house registration. You can use either the vendor's lawyer or one of your own choice. Whatever you decide, Modern Thai Homes is always on hand to verify the documents, and visit the property with you or even do the negotiation on your behalf.
